Talk to Capt. Bouc on 0418 836 137 about how the private Community Club, ANCOM ON MURRAY Inc. can become the trusted Owner for member shared resort properties. - - - Most families are unable to buy a resort BUT they can buy a share in a resort as a club member.

The first property & existing business to purchase with the Community Club Membership is the very long time established Mannum Slipway and Marina, Cowirra, near the Mannum ferry landing. 


We use the Loan Licence to Occupy Model, Only available to Community Members. The face value of our LLtO is $100. This is secured by a Numbered Certificate of Ownership which can be sold to other members or recovered from the charity if needed. There is no limit to the number of LLtO a member can own. The licence provides time used value of property assets including occupancy of spaces.


Companies, Families and individuals can collectively own community facilities and property including riverboats as a community member. We are careful on our invitation to membership.


Every investor member, including the children, can own the right to use time with Community assets. They can use their share of the boats and follow their boat's adventures as a continuing interest in the river stories.  All boat visitors will be invited to sign the boat's Weblog adventure record of each event.


Aerie will provide VET Tourism, Hospitality, Catering and adventure leadership training and skills certificates for our students.

All member-owners can learn, by participating as volunteers in the cruise business of this famous river Murray boat. Aerie College offers VET qualifications in Tourism, Hospitality, Care Services, Riverboat operations, Marine engineering, Boat building and maintenance, Kayaking and expedition leadership, and River conservation, - - - -?

$30,000 capital will purchase the exclusive right to use a student backpacker bed or a swag space on a boat every year of ownership, together with access to all the shared facilities of any Aerie house or equipment. This capital remains intact to sell on to another student on graduation or urgent need decision to withdraw their investment.


Please make regular Tax benefit DGR Donations to build the ANCOM community asset pool when you can.

Call for community investment in family resort properties.

We cannot help lost kids who have left school without school registration, AND the Government money to support the school. - - - IF our application for registration as a Special Assistance school is approved, Government pays all tuition fees.

Families, or individual students pay living costs. Students who qualify for Government student, and living away from home allowance, get financial assistance for living costs. - - - We keep living costs, food and bed, as low as possible. Students live backpacker and swag style,


"He who calls the tune, Pays the piper". 


We are retired elder teachers who know a very good learning tune that teens enjoy dancing to. This will help those children who are thinking about joining the 24% dropout disaster. With our many years of teaching experience and managing adventures for young people, we can conduct a good tune well, and we have time in retired life to lead the pipers and direct the dancers. 


Our parent charity, ANCOM on Murray Inc. has been working school camps for more than 40 years with no major injuries. We know the school camp learning model works for all children, in particular the visiting class teacher's problem children, both wild and timid. These are the ones who shine during the camps.


We use the school camp learning model as a safe residential school structure for older teens at risk of school dropout. From long experience. we see the  visiting teacher's problem students, these are the potential older dropouts who will shine in the Aerie school camp style environment.


Our ANCOM ON MURRAY Inc. is a 40 yr old registered environmental educational charity, with a good school camp reputation, to play the tune with. We will grab some of the young graduate teachers and those who walked away from the existing schools, to help us play good learning music, school camp style. 


Aerie resorts and houseboats are all "safe houses."   We accept any child's call for help at any time, including the younger ones. When the stressed child is calm and in control of themselves, we make the necessary calls. If the decision is stay with Aerie, they hang out in Aerie House Mannum with staff and we arrange for them to join our teams and partner grouping at start of each term. Part of youth teams learning will be helping younger children in need of care and help. If we have younger ones in care they will attend the local community college.


We plan to establish and maintain living/learning SACE level teams of 16 students, with one or a couple of older team managers, outdoor teacher skilled, who will stay with their team for all subjects, team relocations and shared living supervision, the older brother/sister role. Each Aerie Houseboat or the campus beds will have youth/teacher skilled/qualified house managers in residence, the housekeeper and home skills teacher role .


ESB, and SAFA holds the key to helping these kids.

  1. ESB - School Registration AND 
  2. SAFA loan -  seed capital is needed to purchase property, (Aerie Marina Resort Mannum as home, River boat Aerie, PV Mundoo, Safety boat, kayaks, teaching equipment, learning materials, marketing and operating capital.)
  3. We will be contracting with Coles School Experts to assist with financial management.
  4. Recurrent costs, School fees, Tuition and Residential, will be as low as possible for student families.
  5. Community club scholarships or individual bursaries will be welcomed. There are many worthy young people who need help.
  6. As we progress into VET training & business building we will need seed capital for start-up student's businesses. We will source other grants for this.

The SA Government Loans Finance Officer indicated our school finance request is within the SAFA guidelines.

Once Aerie school is registered and marketable, our community charity can attract membership investment from family membership, corporate membership, service club donations and DGR gifts to pay out the SAFA loan over a reasonable time frame:-

  1. DGR River Murray Environmental education (AVOCA Trust)  River boats and associated environmental learning equipment.
  2. DGR School Building fund (DGR Aerie College) Houses & teaching spaces fit out including kitchen and sleeping space (Hostel).
  3. AND an ANCOM Community Member Capital investment option  family Loan License to Occupy investment  which will add to community assets, learning paces and equipment. 


We expect some families and Community Clubs will invest in a negotiable community membership Loan License to Occupy, as a continuing membership investment support once we get the school registered. We offer an option to own and occupy an Aerie space for a day or more in any of our houses or boats.  Student and family license owners only pay for food and recurrent use of space costs. 

($30,000 will own a license to occupy a sleeping space for as long as they own the space (annual occupancy) for so long as the child stays with the college or is willing to rent it to other students. The child's capital remains intact for future use after graduation. The occupancy can be resold to an incoming student to recover the capital. This ownership V renting arrangement is common with university residences throughout the world. Loan Investment are in units of $100 and can be purchased progressively, less painful on cash flow. build up to $30,000 in 12 months, then take the capital with them when they leave college.)
